You want people on your team who have experienced markets like this before and are in the trenches with you. Choose partners who own rental properties. So, your insurance guy owns houses. Your closing attorney owns houses. You get the idea.

START WITH THE BASICS:

  1. Property Source/ Deal (Agent, Wholesaler, Insurance, Accounting, Closing Attorney, Title Companies)
  2. Financing (Hard Money Lenders, Bankers, Local Lenders)
  3. Management (Property Manager, Rehab Contractor, Maintenance Contractor) 

WHO WE USE

We aren't going to recommend any services we don't use ourselves.

PROTIP: Remember there are 3 levels of agents. 

  1. Non-real estate agents - Like wholesalers. Be careful when dealing with wholesalers because they do not have a governing body of oversight. They are running wild.
  2. Licensed Real Estate Agents - This doesn't mean a whole lot. They are under the authority of the state.
  3. Realtors - They are under the authority of the National Association of Realtors and have a code of ethics they abide by. Their duty is to help their clients, not to help some affiliate company.

From a real estate investment point of view, why can a recession be a good thing? That's our topic for today.

And I'll be honest, we are going to see investors in trouble. We're going to see mismanagement. But we've seen these cycles before and we know how to prepare.

Here are some pro-tips from this episode:

Pro-tip #1: Talk to your banker and keep them updated on how your portfolio is doing. "I know the market is headed to the toilet. Here's what I'm doing."

Pro-tip #2: Use this time to do all those things you've been putting off. (Look at your insurance, be prepared to appeal your tax evaluation, look at your maintenance, and other paperwork.)

Pro-tip #3: When facing a challenge use this line of questioning:

  • How do I fix this?
  • How do I avoid this?
  • How do I move on?

If you plan on selling in the next one to five years you need to be thinking about this because you may be leaving money on the table. The only way to MAXIMIZE the value of your investment property over time is to raise the rent.

Today we cover:

  1.  The most important variables you need to consider.
  2.  How to determine market rent.
  3.  And the different lenses buyers and sellers must look through.

Here are some quick pro-tips from the episode:

  • Pro-tip #1: Use the 1% rule of thumb: In general properties rent at 1% of their value per month. Example: $80,000 House = $800 Rent
  • Pro-tip #2: Don't sign a 24-month lease right now. It might cost you if market rents continue to rise.
  • Pro-tip #3: If you up the rent and your tenant says "Nope!" Ask them to call around. They will discover you are at market rent.
  • Pro-tip #4: When determining market rent, ask your leasing agent or your property management company. They're going to tell you. It's what they do all day every day! But be sure to ask them what comparable properties they are managing.

But now is not the time to hang tight on the sidelines. If you want to buy something, buy it now. It's only going to get more expensive. If you want to refinance something, refi now. If you want to sell something, the rates are only going to go up— sell it now.

In this week’s episode of The Memphis Real Estate Hour, Dan and Dean talks about the low inventory and rising of interests. What does this mean for the investors and their tenants? Experts also predicted that the interests will continue to rise up to 6% by the end of 2018. What actions should the investors take based on this figure?
Wendy Greenlaw discusses Q3 numbers for 2018. We may notice a shift in the market. She reported that the number of units sold this quarter is down by 6% compared to Q3 last year. On the other hand, the average sales price is stabilizing, it is up by 4%. The sale of home units is down 1%. Although, she predicted that it will reach record-high by the end of 2018. And Dan and Dean finish off the show with the debate about getting a 30-year vs. a 15-year loan. Most people opt for a 30-year note because of the cash flow and higher increase. The tax is also lower. However, there is a high-interest expense and there is little flexibility. The savings is also not as big and you have to pay more for a property.
