Here are the SparkNotes:

1. Talk to an agent to get an idea of the value right up front. (I’d recommend a guy named Dean Harris!)

2. Want maximum value? Tenants need to be paying market rent. (preferably a 12-month lease)

3. Is the property vacant? Broom sweep! Have it in at least a somewhat clean condition for buyers.

4. Make sure back taxes and leans on the title are clear and paid at closing.

5. Now you're ready for the market: How do you price it? As of March 2023, we are at Market Value or a bit under it.

PRO-TIP #2: 50% of the rent should cover all of your expenses. The remaining 50% can be applied to the mortgage.

  • Pro-tip #3: If you up the rent and your tenant says "Nope!" Ask them to call around. They will discover you are at market rent.
  • Pro-tip #4: When determining market rent, ask your leasing agent or your property management company. They're going to tell you. It's what they do all day every day! But be sure to ask them what comparable properties they are managing.

Historically, this is still an unprecedented time, but coming out of the ridiculously low "free money" stage— don't panic.

Inventory is as low as we've seen. It's more difficult than it's ever been to find good deals.

But now is not the time to hang tight on the sidelines. If you want to buy something, buy it now. It's only going to get more expensive. If you want to refinance something, refi now. If you want to sell something, the rates are only going to go up— sell it now.

Maximize profitability by taking action now. 'Cause down the road things will change.

In this week’s episode of The Memphis Real Estate Hour, Dan and Dean talks about the low inventory and rising of interests. What does this mean for the investors and their tenants? Experts also predicted that the interests will continue to rise up to 6% by the end of 2018. What actions should the investors take based on this figure?
Wendy Greenlaw discusses Q3 numbers for 2018. We may notice a shift in the market. She reported that the number of units sold this quarter is down by 6% compared to Q3 last year. On the other hand, the average sales price is stabilizing, it is up by 4%. The sale of home units is down 1%. Although, she predicted that it will reach record-high by the end of 2018. And Dan and Dean finish off the show with the debate about getting a 30-year vs. a 15-year loan. Most people opt for a 30-year note because of the cash flow and higher increase. The tax is also lower. However, there is a high-interest expense and there is little flexibility. The savings is also not as big and you have to pay more for a property.
